Warm And Cozy New Two Story Addition With Roof Deck And Two New Dormers, Somerville MA
Our customer used to have two story deck on the side of her house, not enough space on the second floor for big living room and kitchen and two bedrooms, no bathroom on the third floor with sloped ceiling and no windows, which made the space dark and tight. So, she decided to remove the decks and build on their place new two story garage addition, new roof deck and two dormers.

- Demolished two story deck on the side of the house to make a room for the new garage addition.
- Removed two big sections of the existing roof structure in order to build new dormers.
- Excavated foundation area to the desired depth and poured new footings, foundation walls and floor.
- Built new structure for two story garage addition and a roof deck on the top. The extra square footage on the second floor made room for a new dining room with powder room, bigger kitchen and living room and more spacious master bedroom with large roof deck on the third floor.
- Opened up existing exterior walls and linked the new and old space.
- Reinforced and reframed existing floors for better support
- Built two new dormers for new master bathroom new high ceiling concept above the stairs
- Installed two skylights to naturally brighten the master bedroom with sunlight
- Framed new interior walls to create open floor plan with bigger kitchen, living and dining space on the second floor and new half bathroom.
- Installed new insulation in all exterior walls to minimize thermal bridging and reducing heat loss
- Covered all walls and ceilings with blueboard. Plaster.
- Installed brand new electrical wiring, plumbing connections and HVAC system.
- Installed new natural oak solid hardwood flooring in the living room, dining room and office on the second floor and gunstock oak solid hardwood flooring in the two bedrooms on the third floor.
- Removed a few layers of old floors in the former kitchen, so we could level the floors. We finished with new subfloor and beautiful tiles in warm color.
- Built two new rooms for stackable washer and dryer and master bathroom on the third floor.
- Created built-in closets for in the master bedroom
- Installed new cement siding in a modern grey color on the addition’ walls.
- Installed white color windows and doors.
- Rebuilt the two staircases and installed beautiful oak treads and pine risers.
- Built gorgeous new roof deck with direct access to the master bedroom through patio door.
- The open and airy kitchen was finished with warm and cozy kitchen cabinets and stainless steel appliances.
- Installed eco – friendly grass block pavers, with open cells that allow grass to grow through them in the area in front of the garage.
- The new exterior door was the perfect final touch for this beautiful renovation.
