  • Remove the old attic structure including the roof.
  • Build new 1000 ft. addition on the top of the building with two bedrooms, walk-in closets and one new bathroom.
  • Remove all layers of old siding of the building
  • Install heat recovery ventilation (HRV) solution, bringing fresh air into the home without letting the heat escape. A heat recovery system can recover up to 90% of normally wasted heat and reduce the heating requirements by up to 25%.
  • Install new 200 Amp panel and recessed lights.
  • Install new subfloors and oak hardwood floor in natural color.
  • Install radiant heat system with thermostat for heating the bathroom’s floor.
  • Install mineral wool insulation inside the house with vapor retarder that provides air barrier for thermal insulation and protection from structural damage (from condensation).
  • Because heating interior is a major category of building energy systems we used Mitsubishi Ductless split system (CITI MULTI). This systemis two-pipe,simultaneous cooling and heating system that allows for fewer refrigerant and electrical connections. The 2 pipes are the refrigerant lines that run from an outdoor condensing unit to either a BC Controller or Branch Header.

  • Install 3-layer air tight, vapor-permeable house wrap that is a robust weather resistive barrier.
  • Install moisture-resistant insulation boards on the exterior of the building produced in Germany. The insulation board reduces thermal bridging and Improves acoustic insulation. It is biologically safe and its thermal storage capacity provides outstanding insulation against heat in summer and cold in winter.
  • Install windows that are with black outside and white inside to follow the modern look of the building
  • Install new exterior door and new mahogany paneling.
  • Install stunning mahogany door with black metal frame for access to the alley
  • Install James Hardie hardiboard smooth clapboard siding in blue.
  • Install ventilated facade. A ventilated facade is a construction method whereby a physical separation is created between the outside of the façade and the interior wall of the building. This separation creates an open cavity allowing the exchange of the air contained between the wall and the outer cladding. In terms of thermal energy, ventilated walls can reduce the amount of heat that buildings absorb in hot weather conditions due to partial reflection of solar radiation by the covering and the ventilated air gap and to the application of insulating material, thus achieving considerable reduction in the costs of air conditioning. Vice versa, in winter, ventilated walls manage to retain heat, resulting in savings in terms of heating.
  • Finally, this building system, thanks to its “chimney effect”, set up efficient natural ventilation, hence the name ventilated facade, notably aiding heat and moisture removal and guaranteeing a high level of living comfort. In addition, ventilated walls tend to increase the reflection of external noise as the particular construction, consisting of layers of facing, air gap and insulating material, ensures a certain level of acoustic absorption.
